Research and development in housing technology, as well as social, economic an environmental aspects, which are of abiding value, need the full support of government and public sector building and housing research institutions like the Central Building Research Institute, National Council for Building Materials etc.
Emphasis would have to be laid on augmenting the production of low-cost building construction materials from indigenous resources as well as by the utilization of agricultural and industrial wastes; development of alternate and substitute materials to conserve costly and scarce materials like wood, iron, steel and cement; evolution of improved building practices and low-cost and appropriate technologies; evolution of house designs and layout e suited to local climatic and socio-economic conditions; and formulations of minimum housing norms for different geo-climatic that are mostly lacking now.
The situation should be remedied by giving financial incentives and encouragement to take up mega projects. With respect to the proliferation in Apartments Ernakulam is in the forefront mainly due to the investor friendly city corporation and the status of this area as the commercial capital of Kerala.
The key factor that is propelling the boom in apartment development is the inflow of sufficient funds into the most happening district in Kerala. Almost all the investors and businessmen now give the first preference to this district when planning an investment in the state. No other district in the state has been able to attract so many investments into real estate or into any other sector. The government is now planning to woo investors into other parts of the state as well, even though its efforts have not met with much success.
