Is Ahmedabad Real Estate Overpriced?

A few years ago, many people described Ahmedabad as one of the more affordable real estate markets among major Indian cities. Now the conversation sounds different.

Buyers regularly talk about rising apartment prices, shrinking carpet areas, expensive western Ahmedabad projects, and budgets stretching further than expected. Even people searching for relatively affordable housing sometimes feel surprised by current rates.

So naturally, the question keeps coming up:
Is Ahmedabad real estate actually becoming overpriced?
The honest answer is partly yes in some locations, but not in the way people usually assume.

Why Prices Have Increased So Much

Several things pushed Ahmedabads market upward simultaneously:

Affordable housing still exists. It just looks different than before.

Smaller Apartments Are Becoming Normal

One subtle sign of rising pricing pressure is apartment sizing. Buyers searching for flats apartments below 40 lakhs for sale in Ahmedabad increasingly notice:

  • Reduced carpet areas

  • Smaller balconies

  • Higher-density projects

Developers try maintaining lower entry pricing by reducing unit sizes instead of reducing price per square foot dramatically. Ahmedabad Still Offers Better Value Than Many Major Cities

Even after significant growth, Ahmedabad still provides:

  • More balanced pricing compared to ultra-expensive metros

Which is why many people still see the city as relatively investable long term despite recent price increases. The market feels more expensive than before.
But not completely disconnected from reality yet. That distinction matters.

Final Thoughts

Ahmedabad real estate has definitely become more expensive, especially across premium western corridors and rapidly developing residential zones. Some projects probably are priced aggressively, particularly where branding and speculative demand push values faster than practical infrastructure growth.

At the same time, buyers can still find:

in several developing and mid-range localities across the city. So the market isnt universally overpriced. Its just becoming more selective. And buyers now need to separate genuine long-term value from pricing that simply sounds impressive on paper.
